What we do

Mortgage Advice Daily answers one real question from US home buyers and homeowners every day. Each answer opens with a short, direct reply you can read in under a minute. Below it, we explain the rules in plain English, work through examples, answer the follow-up questions people usually ask, and list the official sources we checked, with the date we checked them.

We cover the whole path: working out a budget, saving a down payment, choosing between FHA, conventional, VA and USDA loans, credit scores and pre-approval, mortgage insurance, closing costs, closing day, and refinancing later on.

Who it is for

We write for first-time buyers and people thinking about refinancing in the United States. Many of our readers are the first in their family to buy a home here, or are doing it in a second language. That is why the desk also publishes in Spanish, Simplified Chinese, Vietnamese and Korean. Those articles are written for each community, not machine-translated copies of the English ones.

What we are not

  • We are not a lender, broker or loan officer. We do not make or arrange loans.
  • We are not paid by lenders. We take no referral fees, so we have no reason to steer you toward one loan type or company.
  • We are not a government agency. We link to the agencies whose rules we explain.
  • We do not give personal financial advice. Our answers are general education. For help with your own numbers, a HUD-approved housing counselor can meet with you for free or at low cost.

How we pick questions

Questions come from readers who write to the desk and from what home buyers most often search for and ask in public forums. We choose the ones that confuse the most people or where a wrong answer costs the most money. We rewrite each question in plain words and never publish names or personal details.

How we keep answers accurate

Every figure, limit and rule is checked against a primary source: the Consumer Financial Protection Bureau (CFPB), the Department of Housing and Urban Development (HUD) and FHA, the Federal Housing Finance Agency (FHFA), Fannie Mae and Freddie Mac, the Department of Veterans Affairs, USDA Rural Development, the IRS and state housing finance agencies. Read the details in our methodology and editorial policy.

When rules change, such as the new loan limits announced each year, we update the affected answers and change the “updated” date. If we get something wrong, we fix it and say so under our corrections policy.

Our team

Mortgage Advice Daily is written and reviewed by the editorial team. We do not list individual writers yet. When named writers or reviewers join, their real names, roles and relevant licenses or credentials will appear on their author pages and on each article they work on.

More questions on this

Who runs Mortgage Advice Daily?

The site is run by a small editorial team. Until named writers and reviewers join, every article is credited to the Mortgage Advice Daily Editorial Team, and we will never invent a person, title or credential to look more official.

How does the site make money?

Right now it does not. There are no ads, no sponsored posts and no lender referral fees. If that ever changes, our advertising disclosure will say exactly how, and paid links will be labeled where they appear.

Why one question a day?

Because most people buying a home have one specific question at a time. A single, well-checked answer is more useful than a long list of tips, and it lets us take the time to check each rule against its official source.

Do you cover my state?

Federal rules and national loan programs apply everywhere in the US, so most answers fit every state. When something depends on your state or county, such as transfer taxes or down payment assistance, we say so and point to the official state source.

Can I republish your answers?

You may quote a short passage with a link back to the original page. Please do not copy whole articles. See our terms of use for details.

How can I reach you?
